Seminole County Re-Roof Permits & Inspections
Re-roof work must follow the requirements of the jurisdiction responsible for the property. Before work begins, customers should confirm the applicable permit, documentation, inspection, and product-approval requirements for their specific project.
General Seminole County roofing guidance includes:
- Roof covering permits: A permit is required before a roof covering is constructed, altered, repaired, removed, or replaced within Seminole County jurisdictions.
- The 25% threshold: A roof section generally may not have more than 25% replaced, repaired, or recovered during a 12-month period unless the entire section is brought into compliance with the current Florida Existing Building Code, though roofs permitted under the 2007 Florida Building Code or later may qualify for a partial-compliance exception.
- Required inspections: Roof replacement projects include an in-progress inspection and a final inspection. The in-progress inspection occurs when no more than 35% of the final roofing materials have been installed.
- Onsite affidavit: A notarized nail-off or dry-in affidavit, which documents the specified stage of roofing work, must be onsite no later than the final inspection.
- Notice of Commencement: This recorded project notice must generally be filed before qualifying roofing permit work begins when the job value exceeds $2,500, and a copy must reach the building department before the first inspection when the job value exceeds $5,000.
Installed roof products must have a current Florida Product Approval or Miami-Dade Notice of Acceptance. These documents identify products accepted for specified construction applications. Each approval must carry a rating appropriate for the wind speed at the project address.
